Great Value in Pretoria Surburbs: Silverton and Weavind Park

Homebuyers unable to find the properties they want in the safe, leafy suburbs of Meyerspark and Murrayfield should perhaps expand their search to include upmarket property options in Silverton, Silverton Ridge and Weavind Park – which also offer excellent value for money.

So says Dr Willie van der Merwe, who owns the RealNet WaterMeyer franchise that operates in all these areas and has noted a severe shortage of homes for sale currently in Meyerspark and Murrayfield.

“Owners in these two suburbs are holding on to their properties as they realise what good value these gracious homes with established gardens represent. They are well aware that new homes currently come at a premium of about 30% to existing homes and so are only selling in order to move to a retirement village or if they have to downsize for financial reasons.”

In addition, he says, homes that do come on to the market in these areas are now often snapped up by investors who see excellent opportunities here for subdivision and redevelopment. “These are established, secure suburbs close to highways, public transport, schools, shopping centres and medical facilities, and they know that there is huge demand among a new generation of buyers for modern homes with smaller gardens that are easier to maintain.”

Consequently Van der Merwe suggests that those buyers still in search of larger, more traditional family homes should perhaps turn their attention to Silverton, Silverton Ridge and Weavind Park, which are also well-located and often more affordable.

“The Silverton industrial area is the manufacturing hub of Pretoria East and these neighbouring residential areas are an ideal choice for those who own businesses or work nearby. At the same time, those who wish to commute to Johannesburg by Gautrain are just 15 minutes’ drive from the Hatfield station.”

Proximity to the N1 and N4 highways, many of Pretoria’s top schools, the CSIR, the Innovation Hub, and the Botanical Gardens are further advantages – and homes in the boomed-off Silverton Ridge area also offer spectacular city views.

Prices in Silverton start at around R330 000 for a one-bedroom flat and at around R400 000 for a two-bedroom unit. Two and three-bedroom townhouses in security complexes cost between R530 000 and R700 000 in Silverton and between R600 000 and R1,5m in Weavind Park.

Prices for freehold family homes with large gardens and up to six bedrooms in Silverton and Silverton Ridge range from just under R900 000 to just over R2m, and there are still stands with views for sale in Silverton Ridge at prices from R699/sqm. In Weavind Park, family homes close to the offices of the National Prosecuting Authority are available at prices from just over R1m, while prices for larger, more modern homes with views range from about R2,3m to R3m.
