Growthpoint Properties Limited has completed a R45 million expansion and upgrade of Adcock IngramÂ’s SA head office, achieving operational, economic and environmental enhancements for the facility.
Growthpoint added 2,500sqm of new office space to Adcock IngramÂ’s existing 19,000sqm landmark head office and warehouse in Midrand, Gauteng.
Â“The upgrade remodelled the property to strengthen its operational efficiency,Â” says Leon Labuschagne of GrowthpointÂ’s Development Division. Â“It introduced additional office space, a new truck access road, more warehouse loading bays, a large generator and a specialised refuse area.Â”
Labuschagne notes that measures were put in place to protect the environmental integrity of the site during construction. The Adcock Ingram building features an established koi pond and the fish were transferred to a temporary pool specially installed on site, but away from the work, to protect them. The building activity also necessitated the removal of several trees, which were returned and replanted after the projectÂ’s completion.
GrowthpointÂ’s Industrial Sector Divisional Director Engelbert Binedell explains that most health care companies work out of custom-built facilities. Â“When integrating growth, expansion is more attractive than relocating to larger premises. ItÂ’s less costly and refurbishment can be tailor-made to tenant needs, providing a facility that meets their criteria and stays abreast with the latest practices,Â” he notes.
Â“In this case, the development helped one of SAÂ’s largest health care companies to expand its head office into a more operationally and energy efficient building. This is not only good for the environment, but reduces electricity costs for the client,Â” says Binedell.
Importantly, the project was completed timeously and without incurring any downtime for Adcock Ingram.
The expansion has benefited both tenant and building owner Â– an achievement accomplished by working closely together. Â“Our well-established relationship was an ideal base to work from. Now Growthpoint has a better asset and Adcock Ingram has a larger building that works more effectively,Â” says Binedell.
