“There’s been much hype about future growth in the wider Lanseria node,” says Jurgen Erhart of developer Efcon Capital (Pty) Ltd.
“The success of Lanseria Corporate Estate is proof of this growing demand.”
Freeworld Coatings, a leading manufacturer and marketer of decorative and performance coatings in Southern Africa, will develop offices and a dedicated trade/design centre within this estate.
“The environment at the estate and its surrounds is attractive to businesses, especially as a result of its location, as they continue to move their commercial activities northwards, and that will benefit our company,” says Neil Davies of Freeworld Coatings.
Freeworld Coatings were one of the first to recognize the estate’s appeal, with others following quickly. The first land transfers have already taken place at Lanseria Corporate Estate and several more are in the pipeline. The estate has received more than 120,000sqm of enquiries in the past two months.
“We chose the location carefully, after much research, and we know we’ve made the best choice,” says Erhart.
Efcon, together with partner New Property Ventures (Pty) Ltd has invested R100 million in basic infrastructure with more to follow, and anticipates the investment in the estate to rise by R2 billion over the next seven years.
Respected property economist Francois Viruly points out that with 10 million additional people forecast to move into the Gauteng City Region in the next 30 years, there are strong indications that significant commercial nodes will develop in and around Mogale City.
“I am of the view that Lanseria will increasingly develop as the second airport of the region, and will provide a catalyst for both new commercial and residential development,” he says.
“In due course, it would not surprise me that Lanseria will be connected with other nodes in Gauteng through an improved regional transport system.”
Erhart points out that Lanseria Corporate Estate is already acting as an economic catalyst for the area.
“The construction phase will create 19,000 jobs, and an additional 11,000 direct and indirect permanent jobs are estimated to be created once the estate is complete,” he elaborates.
As with any exceptional development, Lanseria Corporate Estate offers a range of advantages. Situated next to Lanseria International Airport on the high-traffic Malibongwe Drive (R512), the estate is at the hub of Johannesburg’s fast-growth north-western region.
It will be a fully landscaped, well maintained and secure estate providing an environmentally responsive and well planned development with wide boulevards and expansive spaces away from the rush hour traffic but in close proximity to Fourways, Dainfern and surrounds such as Randburg, Krugersdorp, Centurion and Hartebeesport, providing easy access to a quality labour pool near to Cosmo City.
In addition to the superb location, it’s these further attributes that appeal to Freeworld Coatings.
“We acknowledge our part in the custodianship of the Earth and to that end we will play a progressive role in the location of and the way in which we do business. Lanseria Corporate Estate is within the Cradle of Mankind, which lends itself to an association with mankind’s very beginning and to our stated philosophy.” notes Davies.
