PROPERTY: Celtis Business Park Offers Flexible Industrial Space

Recent Gauteng Business News

Celtis Business Park, a new upmarket office and warehouse complex, located in the growing Stormill industrial node on the West Rand, is now available for occupation.

Developed by Whiz Property Group, and purchased by Growthpoint Properties Limited, Celtis Business Park’s ‘fit-to-purpose’ units are centrally located in a strong, established industrial area, which is expanding fast.

According to Engelbert Binedell, Director of Growthpoint Properties’ Industrial Portfolio, the newly completed business park provides excellent value. “The business park offers good proximity to major highways -- including the N1, M1 and N2 -- with traffic flows against normal rush hour peaks. In addition, the impending upgrade of the nearby Maraisburg off-ramp to a free-flow interchange is another advantage. The area is also well served by public transport and is close to residential areas and a strong workforce,” says Binedell.

Comprising 18 units with excellent usability, the office park’s design includes the newest trucking and logistics specifications on yard space, meeting modern requirements for companies that require optimal vehicle flows, turning circles provided by a separate truck entrance.

Joanne Scott of Growthpoint Properties Industrial Division says that the design features are a must for businesses that need space to customise to their specific needs.

“Modern design principles ensure that each unit offers flexible space in a bright, pleasant working environment. This includes a combination of office, mezzanine and warehouse space in either 450 sqm or 550 sqm sizes. This space is flexible, enabling division of different areas according to tenants’ internal design requirements,” says Scott.

Welcoming glass corporate ‘shopfronts’ with signage provide an attractive entrance for every unit, with large, secure roller-shutters situated at the back. Toilets are also available on both ground and mezzanine levels. Celtis Business Park provides generous covered parking as well as superb security with access control, electric fencing and CCTV monitoring.

In addition to generous roof heights, the well-sealed, ‘fit to purpose’ units have ample electricity, making the Celtis Business Park ideal for distribution, logistics, importers, warehousing and storage companies.

Remembering the environment, Celtis Business Park also features a number of sustainable or ‘green elements; including solar geysers and indigenous plants in the grounds including the Celtis Africana tree, or White Stinkwood, for which the business park is named.

Says Scott: “Favourable rental packages, including generous tenant installations, are available, and with the units now complete, we expect a good response.”

Celtis Business Park meets a growing need for quality space in an area that is rapidly gaining popularity. Says Bobby Forssman of Whiz Property Group, “This node is set to attract the interest of many companies in the logistics industry, where access to highways is a must and where traffic congestion is not a problem.”
